A snagging inspection is a detailed evaluation of your property to identify any defects, poor workmanship, or incomplete items before handover from the developer.

A snagging inspection ensures your property is delivered in the best condition. Complete, safe, and free of defects. In many cases, this is the only window of opportunity to hold the developer accountable for addressing any issues before you accept handover. Minor or even significant faults are often overlooked during construction, and a professional snagging inspection helps uncover them early, allowing you to move forward with confidence.

Our snagging service includes:

  • A detailed and comprehensive inspection of your unit, covering walls, ceilings, floors, windows, doors, AC, and all MEP (Mechanical, Electrical, and Plumbing) systems
  • Inspection of rooftop and parking areas (if applicable)
  • A photo-based snagging report within 24 hours
  • A second "de-snag" inspection after the developer completes rectification works

Please book days in advance of your home orientation or handover appointment, due to high demand.

Pricing is based on the built-up area of the property.

No. Our inspections are limited to your private unit and any designated rooftop or parking area. Common areas are the responsibility of the developer or building management.

We provide a comprehensive report you can share directly with the developer. While we don’t communicate with them on your behalf, our reports are clear, professional, and help expedite the rectification process.

You can do basic checks, but professional snagging inspectors use specialized tools and have the expertise to detect both visible and hidden defects that may not be obvious to the untrained eye.

If any defects remain unresolved at the time of handover, you can raise a post-handover complaint. Our de-snag inspection helps document all pending issues for your follow-up with the developer.

The duration of a snagging inspection depends on the size of the property and the time access permitted by the developer.

  • Yes. We adhere to international quality control standards and local handover regulations to ensure each inspection is conducted with precision and professionalism.

    • You will receive the snag report directly through our platform for easy access and review.
    • When permitted, we can send the report directly to the developer while keeping you copied in the email.
    • Many developers require that the report be submitted from the owner’s registered email, so in those cases, you will need to forward it yourself.

    ·  For some major developers with official handover apps, the initial snag report is submitted via their app.

  • Yes. For a complete and accurate inspection, all utilities must be connected, including DEWA (water & electricity), air conditioning, and gas.

  • Your presence is not mandatory, as our skilled engineers can conduct the inspection on your behalf. (Please note that a letter of authorization may need to be submitted to the developer.) However, if you prefer to be present during the inspection, you are always welcome to attend.
